SENIOR HOUSING

TES Engineering takes a team approach in working with facility owners, architects, and contractors to create a comfortable, aesthetically pleasing, and safe environment for senior housing residents. We use the latest technologies and energy modeling to create MEP systems designs that save energy and water to reduce operating costs. And our contract documents, details, specifications, and project management smooth and streamline construction for shorter development timelines or reduced disruption of existing operations.

We create sustainable designs wherever possible—especially in public areas—and our LEED®–AP engineers can help your building attain certification.

Senior Housing

TES' broad experience helps with important senior housing issues such as:

  • Odor control & ventilation
  • System controllability
  • Life safety systems – fire alarm, security systems, sprinkler systems, and emergency lighting
  • Infrastructure for specialized services – CATV, nurse call, networking, audio, and remote conferencing

We provide guidance to help you evaluate MEP systems options that best meet your building's and residents' needs. For example, our study helped the owner of a new facility for senior independent living apartments in Northeast Ohio select a system featuring four-pipe heating and cooling with fan coils in suites and the common area, fed from a central chiller and boiler plant. Although it had the highest initial cost of the options considered, it would provide the most comfort, and its energy efficiency was estimated to provide annual energy savings of 20–25%, offering a payback on installed costs in less than five years. Low maintenance costs and ease of serviceability also were positive factors.
