Retail Big Box
- Borders – Prepared prototype drawings and criteria packages and update them bi-annually. We have also completed many successful store designs, bid-spec packages, and design conformance reviews. Several stores have LEED certification pending.
- La-Z-Boy Stores – Recently been appointed as their nation-wide MEP consultant
- Cinemark Theater – Completed a seven cinema complex for CBL properties as part of a regional mall expansion.
- Barnes and Noble – Renovated two different malls to accept new Barnes and Noble stores. Using B&N lease criteria we generated shell packages to accept the new stores. This work included significant utility relocation efforts.
- Linens ‘n Things – Renovated mall to accept the shell package for new store. Work included modification of existing sprinkler system to accept the high pile storage requirements of a Linens and things.
- Steve & Barry’s – Prepared MEP Documents for multiple spaces located in regional mall facilities utilizing standard roof top AC, chilled water system and central unit VAV systems. Our fast responsiveness and knowledge of these types of projects and systems enabled us to turn around these projects in four week cycle including a due diligence field trip.
- The Fresh Market – Renovated two different malls to accept new Barnes and Noble stores. Using The Fresh Market lease criteria we generated shell packages to accept the new stores. This work included significant utility relocation efforts.

Lifestyle Center & Regional Mall Design Experience
- TES has provided MEP designs for new construction, renovations or expansions including food courts and upgrades at Lifestyle Centers and Regional Shopping Centers all over the country.
- We have developed tenant criteria, acted as the owner’s/client’s agent for MEP systems and conducted peer review at new Regional Shopping Centers, including the following tasks:
- Mechanical System, energy and return on investment analysis
- Mall common area outside air recommendations for code compliance
- Switchgear recommendations
- Food court tenant code compliance recommendations
- Tenant air conditioning sizing criteria
- Value engineered storm sewer route with Architect and Contractor
- Lighting and HVAC control system consultations and recommendations
Project experience:
- Review of tenant documents for over 100 regional shopping centers, including Paseo Colorado, Hollywood & Highland, Triangle Town Center, Arbor Place, the Galleria at Houston and the Forum Shops @ Caesar’s.
- Mall common area due diligence surveys and reports in preparation for several Mall renovations.
- Lighting, HVAC and Energy Management system upgrade documents for dozens of sites.
- Documents which show an entire facility’s MEP systems on one electronic document for coordination of physical conflicts on new projects and for coordination of utility services for tenant build out.
- Construction documents and field coordination for relocating large groupings of common area electrical panels associated with tenant restructuring.
- Evaluation and recommendations for permanent kiosk and push cart installations to be used as standard construction criteria on future projects.
- Tenant MEP criteria documents for new and redeveloped Regional Shopping Centers properties.
- MEP documents for re-demising tenant spaces and extension of services to the new spaces.
- MEP service upgrades for food kiosks and wall boutiques.
